Job Title: SENIOR DIRECTOR, DEVELOPMENT
DUTIES & RESPONSIBILITIES:
- Real Estate Development: Manage greenfield real estate projects, ensuring the effective development of new sites with a focus on luxury and high-end residential or mixed-use developments.
- Project Execution and Delivery: Supervise project delivery to ensure projects are completed on time, within budget, and to the highest quality standards. Address issues promptly and lead problem solving efforts to mitigate risks. Oversee all phases of project development, from concept to execution.
- Master Planning Involvement: Play a key role in master planning and site development, working alongside urban planners and architects to ensure cohesive, long-term development that meets both aesthetic and functional requirements.
- Stakeholder Engagement: Actively be on the ground and engage with key stakeholders, including clients, local authorities, architects, engineers, planners, contractors, consultants, and government authorities. Build and maintain positive relationships to ensure smooth project execution and resolve potential conflicts.
- Corporate Strategy: Provide regular project updates to senior management. Work closely with senior management to formulate and refine corporate strategies that support the organisation’s mission, vision and values and develop and implement strategic plans for the delivery of high-end real estate projects in JB, ensuring alignment with the firm’s broader goals.
- Market and Regulatory Knowledge: Stay abreast of trends in the local real estate market in JB, including market trends, supply, demand, property values, and competitor activities. Ensure all projects comply with local regulations, zoning laws, and environmental standards.
- Financial Oversight: Manage project budgets and financial performance. Conduct regular cost control and reporting, ensuring that financial objectives are achieved.
- Collaboration with Other Departments: Work cross-functionally with other departments such as legal, finance, and marketing, as well as other companies within the ecosystem to ensure seamless project execution and support the firm’s growth initiatives.
- Others: Any other ad-hoc assignments as assigned by Chairman’s office.
ACADEMIC QUALIFICATION
- Bachelor’s degree in Real Estate, Architecture, Engineering, Urban Planning or a related field
SKILLS & EXPERIENCE REQUIRED
- Minimum 10-15 years of experience in real estate development, with significant experience in executing high-end greenfield projects.
- Exposure to Malaysia (preferably Johor Bahru) markets, including in-depth knowledge of the Johor Bahru real estate market and regulatory requirements.
- Proven experience in engaging and managing diverse stakeholders, including government agencies, contractors, consultants, and clients.
- Proven track record of successfully leading and executing large scale, mixed use or residential developments.
- Hands-on experience managing the full lifecycle of real estate projects, from concept through construction and delivery.
- Exposure and experience in master planning.
- Willingness to adopt a hands-on approach, to actively manage and resolve issues as they arise.
- Excellent communication, negotiation, and stakeholder management skills, with the ability to build relationships and influence key stakeholders at all levels of the organization
- Demonstrated ability to thrive in a fast-paced and dynamic environment, with a high level of resilience, adaptability, and strategy agility.
- Experience in healthcare is a plus, but not essential.
