Job Title: ASSISTANT VICE PRESIDENT OF PROJECT FINANCE

  • Reporting to Senior Vice President of Finance & Treasury (Reporting) 
  • Salary range: RM5,000 to RM7,000
  • Education / Qualification: Diploma/bachelor’s degree in accounting, Finance, or related field
  • Experience: Candidates with at least four (4) years of experience in accounting and/or finance functions in property development
  • Required Skills / Abilities: 

·      Proficient in MS Excel (advanced), Word, and PowerPoint

·      Strong financial modelling and data analysis skills

·      Analytical, resourceful, and solution-oriented

·      Able to explain financial info to non-finance teams

·      Well-organized and works well under pressure

·      Strong communication and stakeholder management

·      Detail-oriented and team player

·      Skilled in cross-functional collaboration and research analysis

Job Purpose: To lead the financial management of development projects by ensuring feasibility, compliance, and optimal resource allocation through financial modelling, budget control, cash flow monitoring, and coordination of funding and procurement activities.

 

Key Activities

Financial Monitoring & Reporting

  • Conduct financial analysis and modeling to assess project feasibility, ROI, projections, scenario, and sensitivity analysis.
  • Develop and maintain project budgets and financial forecasts, monitor expenditures, and cash flows, and prepare regular financial reports.
  • Track and report actual expenses against approved budgets and KPIs, identifying variances and highlighting areas of concern.
  • Analyze financial and operational results to support decision-making and performance improvement at company and divisional levels.

 

Budgeting & Forecasting

  • Coordinate budget preparation with relevant teams, review proposals, and ensure complete documentation and justification.
  • Evaluate historical budgets and expenditures to inform future planning.
  • Prepare financial projections for the annual five-year business plan and Capital Expenditure (CapEx) planning.
  • Collaborate on the development of medium- to long-term financial and strategic business plans.

 

Procurement, Funding & Compliance

  • Support procurement activities, ensuring cost-effectiveness and compliance with policies.
  • Assist in securing project funding, including lender negotiations and managing project-related debt.
  • Ensure adherence to financial regulations, internal controls, and funding requirements.
  • Support financial audits and due diligence processes related to projects.
  • Collaborate with project teams, finance, stakeholders, and external parties for effective financial oversight.

 

Management & Board Reporting

  • Prepare board papers and presentation decks related to project finance and other assigned areas.
  • Provide other financial reports and serve as a liaison within the division as required.

 

General Duties

  • Perform other tasks as assigned by the supervisor or management.
  • Ensure full compliance with all company policies and procedures.
