RESPONSIBILITIES : 

1. OCCUPANCY: To lease out retail lots within the mall and 17 blocks of shop houses & and vacant land adjacent to the mall

2. REVENUE: To negotiate for the best rental that is above Budget set annually by the department. 

3. BUDGET: To assist in Budget planning for the department.  TENANT MIX: To assist in planning and implementation of overall tenant mix for the mall. 

4. VACANT UNITS: To identify prospects and to initiate discussions, negotiation and finalize on the rental and commercial term. Ensure tenant adhere to the lease terms & conditions. Follow up from confirmation up to store opening by Tenant. 

5. RENEWAL: To plan on the renewal cases and recommend on whether to renew, relocate or replace. To analyse and evaluate Tenant’s performance prior to recommending decision to either renew, relocate or terminate. 

6. DOCUMENTATION: To prepare all necessary documentation from TAP to LOO and liaising with our external legal firm for Tenancy Agreement preparation & execution.

7. TERMINATION CO-ORDINATION: Arranging for Vacant possession for handover & surrender of units.

8. SALES MONITORING & ANALYSIS: To monitor tenants sales performance and to provide recommendations when necessary. 

9. OPERATIONAL ISSUE: Attending to tenants issues, ranging from complaint to compliance to complex rules & regulations.

10. INTER-DEPARTMENT CO-ORDINATION: Co-ordinate internally and externally for fit-out and all other operational matters.

11. SOP & KPI: To adhere to leasing SOP & KPI all the time and execute improvement to SOP & KPI.
